Direct Bookings for Vacation Rentals: The Complete 2026 Host Guide

Direct Bookings for Vacation Rentals: The Complete 2026 Host Guide

Direct booking is the short-term rental channel you own. It is the set of stays that arrive at your home without a platform fee attached, without a cap on what you can say to the guest before check-in, and without an algorithm deciding whether your listing shows up this week. Since September 15, 2026, when Airbnb moved US hosts to a single host-only fee, most hosts pay 15.5% of every subtotal to the platform. A direct stay costs card processing. For most hosts that gap is the single biggest lever left for improving per-stay margin without raising nightly rates.

This guide brings our writing on direct bookings into one place. It is for hosts who already have one or more properties on Airbnb or Vrbo, who have looked at the fees coming out of every payout, and who want a clear picture of what a direct channel takes: what it costs, which five pieces it needs, and what the first month of work looks like. Each section links to the detailed post.

    Key facts

    • On a $1,000 booking subtotal, Airbnb's host-only fee takes $155 (15.5% for most hosts), Vrbo's pay-per-booking model takes about $80 (5% commission plus 3% payment processing), and Booking.com's average 15% commission takes $150.
    • The same $1,000 stay booked on your own site costs $29.30 in card processing at Stripe's standard 2.9% plus 30 cents. Against Airbnb that is $125.70 kept per stay; against Vrbo, $50.70.
    • A hosted direct booking platform typically costs $15 to $50 a month, plus about $20 a year for a domain. Haven's plans start at $15 a month, or $9 billed yearly, with no booking commission.
    • At $125.70 kept per $1,000 stay, a channel costing $600 a year pays for itself on the fifth booking moved off Airbnb; at $180 a year, on the second.
    • Pages take hours; getting paid takes longer. A new Stripe account typically needs 7 to 14 days before its first payout arrives, so a realistic launch is a month from first login to first paid, confirmed stay.

    Why direct booking matters

Every booking that comes through an OTA carries a cost. On Airbnb, most hosts now pay a single service fee of 15.5% on the booking subtotal, deducted from the payout, with no separate guest service fee at checkout. Airbnb Host Fees Explained covers how the fee is calculated, and the September 15 deadline post explains why offsetting it takes an 18.34% price increase, not 15.5%. Vrbo charges a 5% commission plus a 3% payment processing fee on its pay-per-booking model and moves to a flat 12% on October 29, 2026, as the Vrbo 12% commission post sets out. Booking.com's global average commission is 15%, before Genius discounts and payment fees, per what Booking.com actually charges hosts. The Real Cost of Airbnb Fees and Vrbo vs Airbnb Host Fees compare the take-home per stay.

The fee is only half of the story. The more strategic cost is that OTAs sit between you and the guest. You do not own the guest's email address, you cannot market to them outside the platform's rules, and you cannot easily turn a great stay into a second stay without routing through the platform's messaging again. What Airbnb Won't Tell You About Owning the Guest Relationship walks through the restrictions hosts hit once they try to reach past guests, and Why Guests Remember Airbnb and Not Your Rental explains why the platform makes listings interchangeable in a guest's memory. Airbnb's direct booking links pilot is easy to confuse with this channel: the host supplies the traffic, checkout stays on Airbnb, and the fee is reportedly 6% to 10% rather than zero.

Those two pressures, fees and ownership, are why the hosts who have been running rentals longest build a direct channel in parallel with the OTAs. It is the move the restaurant industry made a decade earlier when delivery apps took a similar slice of every order; What Short-Term Rentals Can Learn from the Restaurant Industry draws the parallel, and Why More Hosts Are Moving Guests Off Airbnb makes the case in host economics.

    What a direct channel costs

The subscription is one line in a four-line stack. The platform itself runs from about $15 a month for a single property to $50 or more for multi-property plans, priced flat or per property, sometimes with a percentage on each booking the site takes. Card processing is 2.9% plus 30 cents per domestic transaction on Stripe's standard rate. A domain is about $20 a year. A property management system is a fourth line only if you need one for other reasons; buying a PMS to obtain a booking page is the expensive route. Direct Booking Website Cost: The Break-Even Math prices every line from primary sources and runs the break-even, and Direct Booking Website Builder: 15 Things to Check lists the questions that change the annual number, from who holds the domain to whether you can export your guest list.

Haven's own plans are published on the pricing page: free to build, from $15 a month ($9 billed yearly) when you publish, with 0% commission on bookings. The cheapest way to find out whether the channel suits you is to list your rental free on Haven, which puts a free site into Haven's guest search and emails you each booking request before you pay anything.

    When direct booking makes sense

Direct booking is not a replacement for OTAs on day one. The OTAs are still the best discovery engine in the industry for a brand-new listing. What direct booking replaces is the second and third booking from the same guest, the referrals those guests send, and the segment of inbound traffic that already knows your property's name.

The economics flip once you have:

    • A listing with at least a dozen reviews on the main OTAs
    • A small base of repeat or would-be-repeat guests
    • A clear story about the property, its location, style, and amenities, that can live on a website and in email

If you have those, every stay you move off the OTA clears the fee on that reservation and keeps the guest contact in your system. Direct Booking Strategy for Small Hosts: The First 20% sets a realistic target for hosts with one to three rentals and a 90-day plan to reach it.

    The five-piece stack

A direct booking site is the visible part of the channel. The part that decides whether a guest can complete a reservation, and whether you can legally accept their money, is everything behind it. Five pieces, whether you build them in, run them through a PMS, or wire them together by hand:

    1. A booking site with real photos, live pricing, and a checkout that feels as sturdy as the OTA's.
    2. A payment processor on your own merchant account, which also means owning the chargeback exposure.
    3. A calendar that cannot double-book, synced with every channel you list on. iCal polls on a schedule measured in hours (Airbnb refreshes imported calendars every 3 hours, which is why same-day bookings expose the gap); a native PMS or Airbnb connection closes dates in seconds.
    4. A rental agreement and guest verification, because no platform terms sit between you and a direct guest.
    5. Confirmations and check-in delivery on a schedule you can prove.

5 Things a Direct Booking Site Needs to Accept Its First Reservation walks through each piece and where the gaps show up. You do not need a PMS for any of them; How to Add Direct Booking Without a PMS or Tech Overhead covers the lighter path, and How Long Does It Take to Build a Vacation Rental Website? puts dates on it. For hosts still evaluating whether their current tooling fits, The Hidden Gap in Vacation Rental Software is worth a read first.

    If you run a PMS

Every major property management system now ships some form of booking website, and the terms differ: included, an add-on, or funded by a per-booking fee. PMS Booking Website vs Standalone Builder sets out the cost, lock-in, and design math. We have also written up what each of the most common systems includes and what Haven adds on top:

    • Hostaway: a Booking Website included with the PMS, a 1.8% Booking Engine Fee on US Stripe bookings, and a $49-a-month Pro tier.
    • Lodgify: a website builder at the center of the product, with a 0% booking fee on every plan as of October 2026.
    • OwnerRez: Hosted Websites as a premium feature from $15 a month, with no booking fees, and a native Haven connection we announced in August.
    • Hospitable: Hospitable Direct on the Professional and Mogul plans, at 1% to 7% per booking.

Haven connects natively to Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track, and to Hostaway and other systems through the Airbnb account they already publish to, so the PMS keeps running operations while the direct site runs on top.

Getting traffic to a direct site

Once the booking flow works, the next problem is traffic. A direct site only earns its keep when guests actually land on it. There are three durable channels for short-term rental direct traffic, and each compounds differently:

Past-guest email. Every guest who stays with you, OTA or direct, should leave with your name, your site, and permission to get an occasional note. Over a few seasons this becomes the single highest-converting channel on your site. The Value of Guest Retention covers the asset-level case, and How to Re-Book Past Guests Through Your Direct Channel covers the mechanics, including what the OTAs forbid in their message threads and what in-property cues are allowed.

Local and topical search. Guests search for "cabin near {lake}" more than they search for your listing's name. The work is to publish enough specific information on your site, from neighborhood detail to seasonal guides to photos of the actual property, that you start ranking for those queries. Unlocking Hidden Bookings through Host-Driven Marketing is our overview of the discovery problem and how hosts meet it.

Seasonal campaigns. Peak season traffic does not happen on its own. A short prep pass, refreshing photos, tightening the rate plan, reaching out to past guests, making the direct link discoverable on social, is the reliable seasonal motion. Get Ready for Peak Season is the practical checklist.

Paid acquisition, whether Google, Meta, or retargeting, can work, but we intentionally put it last. It only pays off once the earlier channels are producing and the site converts well enough to absorb the cost. Start with the free, compounding channels first.

    Converting the traffic you get

The conversion side of a direct site comes down to four questions a guest is asking on the page:

    1. Is this a real property with a real owner?
    2. Is the pricing fair, and is it better or the same as Airbnb?
    3. Is booking going to be as safe as the OTA I trust?
    4. If something goes wrong, who do I talk to?

Most direct sites fail one of those tests. The fix is usually not design; it is trust architecture: real photos of the actual space, a visible owner, verified reviews pulled from the OTAs, clear cancellation terms, and a checkout that feels at least as sturdy as the OTA flow. What Builds Trust on a New Direct Booking Website ranks those signals, and How to Get More Bookings Through Your Direct Booking Website is the detailed version of the list.

On price, the smallest change that usually moves conversion is parity plus a visible reason to book direct. That can be a small discount, an early check-in, an on-site credit, or a loyalty bump for returning guests. What matters is that the guest sees a concrete reason not to tab back to Airbnb. Can a Direct Booking Site Charge Less Than Airbnb? covers what the OTA contracts allow, Booking.com Rate Parity: Where US Hosts Stand Now covers the one platform where parity still binds and the discount line past which a direct booking nets less than the OTA, and Short Term Rental Dynamic Pricing: Set Your Floor First sets the floor those discounts come off.

Presentation does the rest. A direct site is where a rental stops being one of thousands of interchangeable listings and becomes a place with a name; Your Vacation Rental Isn't Just a Listing. It's a Brand., Stop Designing for Everyone, and The Haven Guide to Styling and Photographing Your Property cover the property side of that work.

    The first 30 days

The site is the fast part. Most of the month goes to the pieces around it.

Days 1 to 3: connect and build. Create the account, connect Airbnb or your PMS so listings, photos, rates, and the calendar import, and apply for Stripe on day one, because the payout wait is the longest lead time in the launch. Register the domain in your own name.

Days 4 to 10: make it trustworthy. Add the host bio, photo, phone number, and address. Pull verified reviews from the OTAs onto the property page. Publish the cancellation policy in plain English on the booking page itself. Price at parity with the OTA nightly rate and decide what the reason to book direct will be.

Days 11 to 17: run one real booking. Have a past guest or a friend book and pay, then cancel and refund, so the agreement, confirmation emails, check-in delivery, and refund path have all fired once before a stranger uses them.

Days 18 to 30: send the first traffic. Email past guests with the link and the reason to book direct, add the link to your email signature, social profiles, and checkout messages, and claim the Google Business Profile. The small-host strategy post above turns this into a 90-day plan with a weekly task list.

What this looks like after twelve months

Hosts who commit to the direct channel for a full year usually see three things line up:

    • A meaningful share of repeat-guest bookings arrives direct, often 30 to 50 percent of repeats in the second year
    • Peak season produces inbound inquiries from local search that would not have come through an OTA at all
    • The guest list itself becomes an asset: a few hundred real email addresses of people who have paid to stay in the property

None of this requires leaving Airbnb or Vrbo. The OTAs continue to do what they do best, surfacing new guests from zero, and the direct site compounds on top. The economic shift is not "OTA versus direct"; it is turning your existing guest flow into a long-term asset instead of a one-off transaction each time.

    FAQ

How much does a direct booking website cost?

Typically $15 to $50 a month for the platform, 2.9% plus 30 cents per card transaction, and about $20 a year for a domain. A PMS is a fourth line only if you need one for other reasons. Against $125.70 kept per $1,000 stay moved off Airbnb, a channel costing $600 a year pays for itself on the fifth booking.

Do I need a PMS to take direct bookings?

No. A booking site connected to your Airbnb calendar, with a payment processor and automated confirmations, can take a direct booking tonight. A PMS earns its place as unit count grows; buying one solely to get a booking page is the expensive route.

Can I charge less on my own site than on Airbnb?

For most US hosts, yes: Airbnb publishes no parity clause for hosts, and Vrbo has said it will loosen the one in its Host Terms taking effect October 29, 2026. Booking.com's standard US terms are wide parity, so a cheaper direct price is a contract breach there. Any direct discount stops paying for itself at 12.98% against Airbnb's 15.5% fee once card processing is counted.

How do I stop double bookings between my site and the OTAs?

Sync the calendar through a native PMS connection where one exists, or through your Airbnb account, so bookings close in seconds. With iCal alone, Airbnb refreshes imported calendars every 3 hours, so keep notice settings conservative on same-day bookings.

Does my PMS support a direct booking website?

Most do, on different terms. Hostaway includes one, Lodgify is built around one, OwnerRez sells Hosted Websites as a premium feature, and Hospitable includes Direct on its Professional and Mogul plans. The per-booking fees, lock-in, and what Haven adds on top of each are covered in the PMS section above.

How long until a direct site pays for itself?

Divide the annual channel cost by the fee you keep per booking. At $125.70 per $1,000 stay, $180 a year breaks even on the second booking and $600 on the fifth. The site only pays if you have past guests or search traffic to send to it, which is why the first 30 days are about the guest list as much as the site.

    Where to go next

If you are setting up the channel, start with 5 Things a Direct Booking Site Needs to Accept Its First Reservation and How to Add Direct Booking Without a PMS. If you are deciding whether the switch is worth the effort, Direct Booking Website Cost: The Break-Even Math is the arithmetic and Why More Hosts Are Moving Guests Off Airbnb is the honest case. If you run a PMS, the four explainers above tell you what you already have and what to add. For the long arc, where this is all heading across the industry, What Short-Term Rentals Can Learn from the Restaurant Industry is the best framing we have.
