The published rates
Every rate on this page is the figure each platform publishes, as read in October 2026, applied to the booking subtotal: the nightly rate plus cleaning, pet and extra-guest fees, before taxes. Replace any of them with the rate on your own payout statement and the numbers follow.
On a $1,000 booking (nightly rate plus cleaning, before taxes), Airbnb’s host-only fee pays out $845, Vrbo’s 12% commission $880 ($920 under the old 8% model), Booking.com’s 15% average $850 before any payment fee, and a direct booking through Stripe $970.70.
Where VAT or GST applies to the fee, hosts who are not registered pay it on top: 20% UK VAT turns Airbnb’s 15.5% into an effective 18.6% and Vrbo’s 12% into 14.4%; 10% Australian GST makes Airbnb’s fee 17.05%; 5% Canadian GST makes it 16.275%.

Fee questions
As of October 2026, most hosts pay a single host-only service fee of 15.5% of the booking subtotal, which is the nightly rate plus cleaning, pet and extra-guest fees before taxes, deducted from the payout. Some hosts pay 14% to 16%, and listings in Brazil and Mexico pay 16%. On a $1,000 booking the host is paid $845.
Not on bookings made under the host-only fee, which most hosts are now on: the price you set is the price the guest sees before taxes. The legacy split fee, about 3% from the host plus a 14.1% to 16.5% guest fee, applies only to bookings made before your switch date. Software-connected hosts switched in October 2025 and April 2026, remaining hosts outside the EEA by September 15, 2026, and EEA and Swiss hosts by October 13, 2026.
A single 12% commission on bookings made on or after October 29, 2026, charged on the rental amount plus mandatory host fees, excluding taxes and refundable deposits, with payment processing included for hosts paid through Vrbo. Expedia Group announced the change on September 29, 2026 and puts the rate at 12% to 15% by region and brand. Until then, pay-per-booking hosts pay a 5% commission plus 3% payment processing, about 8%, or 5% alone when a property management system handles the payment. On a $1,000 booking the payout moves from $920 to $880.
Not by much, and often not at all. Booking.com’s commission averages 15% globally and runs 10% to 25% by country and property, before Genius and Preferred Partner programs; when Payments by Booking.com processes the card, a further 1.1% to 3.1% applies. On a $1,000 booking that leaves $850 at the average commission alone, or $819 to $839 with the payment fee, against $845 on Airbnb and $880 on Vrbo.
Card processing only. Stripe’s standard US rate is 2.9% plus 30 cents per successful charge, so a $1,000 direct booking pays out $970.70: $125.70 more than Airbnb and $90.70 more than Vrbo. Haven charges no booking fee on the reservations your own site takes; its plan price is separate.
Where it applies, hosts who are not registered pay it on top of the fee. 20% UK VAT turns Airbnb’s 15.5% into an effective 18.6% and Vrbo’s 12% into 14.4%; 10% Australian GST makes Airbnb’s fee 17.05%; 5% Canadian GST makes it 16.275%. Registered hosts generally recover the tax. Enter the effective rate in the calculator if that is your case.
