Haven integrates directly with Hospitable (formerly Smartbnb), a popular property management platform for short-term rental hosts. This integration keeps your property details, pricing, availability, and reservations in sync between Hospitable and Haven.
For the exact field directions, outbound payloads, polling behavior, and webhook matrix, see Hospitable Sync and Webhook Reference.
Haven is a direct booking site for Hospitable users, but it is not Hospitable Direct.
Hospitable Direct is Hospitable's own direct booking website: a paid add-on to your Hospitable plan, with its own booking fee. Its Direct channel, booking site and widget settings, and Direct Bookings tab all belong to that product. Haven is a separate booking site that connects to Hospitable the way Airbnb or Vrbo do, as another place your bookings come from. That is why your Haven site does not appear where Hospitable Direct appears in your Hospitable account, and why you do not need Hospitable Direct to use Haven.
Haven connects to your Hospitable account and uses your existing property data to help create a branded direct booking website. Because Haven does not use Hospitable's booking widget, bookings made through Haven do not appear in Hospitable's Direct Bookings tab (that tab is only for stays that come through Hospitable's own direct booking site, booking widget, or quote flow). Those Haven-originated stays still sync to Hospitable for calendar coordination, and you can manage them in Haven or in Hospitable — whichever fits your workflow.
The benefit is that you can offer direct bookings through Haven without upgrading your Hospitable plan just to use Hospitable Direct. Haven gives you a branded booking site, property pages, guest experience, and guest-retargeting tools while working alongside your existing Hospitable setup.
No. Hospitable's Direct Bookings tab is for bookings made through Hospitable's own direct booking site, booking widget, or quote flow. Haven uses its own booking flow so we can provide a more branded and flexible booking experience. Haven bookings still sync into Hospitable for calendar coordination; they just are not listed under that tab. You can manage those stays in Haven or in Hospitable.
Once Hospitable is connected, there is nothing more to set up. Your listing flows from Hospitable into Haven, and your Haven site is the page guests book on. Haven does not create a listing or a direct booking site inside Hospitable.
What Haven sends to Hospitable is each confirmed booking and cancellation. A Haven booking appears on that property's calendar and in its reservations in Hospitable, and Hospitable then closes those dates on Airbnb, Vrbo, and Booking.com. You do not need to add Haven's iCal feed to Hospitable; with the connection in place, that would block the same nights twice.
No. Hospitable's API only accepts confirmed reservations, and it has no way for another app to start an inquiry or a pending request in your Hospitable inbox. A guest who requests to book or sends a question on your Haven site reaches you in Haven: answer and approve it there. Once the guest has paid, the confirmed booking is sent to Hospitable as usual.
Go to your Host Dashboard and click on the Integrations tab in the sidebar.
Once connected, Haven will discover your Hospitable properties. You can then map each Hospitable property to a Haven property:
After syncing, check your property in Haven:
Under the connected Hospitable card on the Integrations tab, Listing content language starts collapsed. Open it to choose how incoming listing copy is written into Haven:
This is separate from the per-property Listing Language setting in the listing editor, which is the base language Haven's AI writes in and guest translations start from. If Hospitable copy is in a language Haven doesn't support, choose Translate into English here so each sync arrives in English.
Below the setting, Haven notes that guests can read your site in English, Spanish, French, Portuguese, and German, translated automatically. Click Request another language to ask for one Haven doesn't offer yet; it is filed on the Feature Board and you get updates as it moves.
Account-wide pricing rewards such as the direct booking discount live on Listings → gear icon → Property settings, not on this tab.
All core property information syncs from Hospitable:
Supported pricing fields sync from Hospitable:
Fees, extra-guest pricing and the security deposit use your Hospitable Direct channel values, because a Haven booking is a direct booking. Where you have not set a Direct override in Hospitable, the team default applies, exactly as Hospitable does. A fixed fee that Hospitable charges some way other than once per stay is not copied, and stays editable in Haven. Hospitable's short-stay cleaning fee is not copied.
By default, these fields are locked in Haven when synced. To change them, update pricing in Hospitable and it will flow to Haven on the next sync.
Pet fee charge type. When Hospitable says how the pet fee is charged (per stay, per night, per pet), Haven copies it and locks it. When it does not, choose the charge type yourself (Per stay, Per night, Per pet, per stay or Per pet, per night) on the property Calendar → Pricing tab under Pets & pet fee → Charge type; syncs keep your choice while the amount keeps syncing.
These sync from Hospitable's availability settings, again using your Direct channel values (or the team default where Direct has none), and are locked in Haven:
To set one of these in Haven instead, select its Synced from Hospitable badge and choose Edit in Haven.
Haven copies your Hospitable tax rules for each property into the listing's Taxes section, so direct guests are charged the same taxes Hospitable would charge. Only rules that apply to direct bookings are copied, and only ones Haven can calculate exactly: a percentage or a fixed amount (per night or per stay) on the nightly rate, with Hospitable's length-of-stay cap. Any rule Haven cannot calculate exactly is listed in the Taxes section with the reason, and is never approximated. Add it as your own Haven rule if it should apply to direct bookings.
Synced tax rules are read-only. Use Sync from Hospitable to refresh them now, or Edit in Haven on the Hospitable pill to manage the listing's taxes in Haven yourself.
Tax access was added to the connection on October 14, 2026. If you connected Hospitable before then, reconnect it from the Integrations tab to start syncing taxes; until you do, your existing Haven tax rules stay as they are.
Exception — manage nightly rates in Haven: If you want Haven to own nightly rates (base, weekend, and per-day prices) while everything else keeps syncing, turn on Manage pricing in Haven on the property Calendar → Pricing tab. See Manage Pricing in Haven for full details.
Haven pulls detailed calendar data from Hospitable's calendar API:
closed_for_checkin valuesclosed_for_checkout valuesBy default, Hospitable-supplied per-day pricing, availability, and stay rules are locked in Haven. Haven-authored calendar changes can be sent to Hospitable when the connection has calendar-write access, but Haven does not overwrite partner-authored calendar values indiscriminately.
You can unlock nightly rates only with Manage pricing in Haven (Calendar → Pricing tab) without turning off reservation or availability sync. See Manage Pricing in Haven.
Reservation sync is the most critical part of the integration:
You can import your Hospitable reviews (sourced from Airbnb and other platforms) to feature as testimonials on your Haven property page. See Guest Feedback and Testimonials for how to manage which reviews appear on your page.
These features are Haven-only and are not affected by the integration:
When a field is synced from Hospitable:
Select an individual Synced from Hospitable badge and choose Edit in Haven to override that field locally. Hospitable stops overwriting it until you choose Re-sync from Hospitable. A local property-field override is not written back to Hospitable.
On your Host Dashboard → Sites → Listing sites (/host?tab=listings), synced properties display a "Synced" badge with the Hospitable logo on their property card.
Haven receives real-time updates from Hospitable via webhooks. When changes happen in Hospitable, Haven is notified immediately:
| Event | What Happens in Haven |
|---|---|
| Property updated | Property content, Direct-gallery photos, and supported property-level fees resync. Calendar prices, stay rules, and availability continue through scheduled calendar polling |
| Property created | New property can be mapped and synced |
| Property deleted | The listing is gone upstream: Haven marks your property "Listing removed" (kept visible, not archived), stops syncing, and pauses its billing at your next renewal. You'll get an email with options to archive or re-link |
| Property merged | The listing was merged into another: Haven marks your property "Listing merged" (kept visible, not archived), stops syncing, and pauses its billing at your next renewal. Re-link to the surviving listing to resume |
| Listing unlisted / relisted on a channel | Haven archives the property (the site goes offline) and pauses its billing at your next renewal. Relisting restores it and billing resumes at the next renewal |
| Reservation created | Blocked dates appear on Haven's calendar with guest and platform info |
| Reservation changed | Dates and guest info are updated; cancelled reservations unblock the dates |
| Review received | Upserts testimonial content when public review text exists; private feedback converges through the review safety poll |
| Message received | Creates or updates a Haven inbox thread when Guest messaging inbox is enabled — for a reservation, or for an inquiry from a guest who has not booked yet; otherwise the webhook is acknowledged without creating a conversation |
| Integration disconnected | Connection is marked as disconnected; sync badges disappear and fields become editable |
Property, reservation, review, message, and connection changes use webhooks where Hospitable provides them. Hospitable does not send calendar webhooks, so calendar pricing, stay rules, and availability refresh through scheduled polling. Click Sync now on the Hospitable card to request a manual refresh.
Haven does not pull every Hospitable field on the same clock:
property.changed webhook when Hospitable sends one, plus a daily property safety poll. New Direct-gallery photos do not arrive just because the calendar synced this hour.If photos you already see in Hospitable never appeared in Haven, they are almost always missing from the Direct gallery — see Fewer photos imported than I see in Hospitable below.
Listings change upstream — you might merge two Airbnb listings into one, delete a listing, or unlist it on a channel. Haven handles each case differently, and only some of them affect your billing.
If Hospitable merges your listing into another listing, or the listing is deleted, the upstream listing no longer exists for Haven to sync with. Haven does not silently archive your property — instead it:
You then have two options:
If you unlist or deactivate a listing on a channel (e.g. turn it off on Airbnb) but it still exists in Hospitable, Haven archives the property so the direct-booking site is offline and pauses billing at your next renewal — no refund for the current period. When you relist it, Haven restores the property automatically and billing resumes at the next renewal.
From the Integrations tab, click on any mapped property to see:
You can also view the raw calendar response from Hospitable to verify exactly what data was received.
When a guest messages one of your listings on Airbnb, Vrbo or Booking.com before booking, the conversation appears in your Haven inbox as an inquiry on that listing. Reply in Haven and the reply goes to the guest on their channel, through Hospitable. Booking.com sometimes refuses messages before a booking; when it does, the reply is marked as not delivered.
If the guest books, new messages move to the reservation's thread. A reply you send just after they book still reaches them. Haven also checks Hospitable for inquiry messages it missed (for example while a webhook was down) each time it syncs reservations, and adds them to the inbox as history.
The listing has to be imported into Haven for its inquiries to appear.
Your Haven AI assistant can answer Airbnb, Vrbo and Booking.com guests in their Hospitable booking thread, and guests asking about a listing before they book. Choose Draft for approval or Send automatically under Communication → Message automations, or in the Guest messages section of the Hospitable card. A connection made before Haven requested messaging access has to be reconnected first; the card says so when that applies. See AI replies to OTA guests.
To disconnect Hospitable:
If Hospitable disconnects the integration from their side, Haven is notified automatically. The "Synced" badges disappear and fields become editable.
This is the most common photo-sync question. Two separate things get confused:
/v2/properties/{uuid}/images, which only returns images scoped to the Direct channel — that's a Hospitable limitation, not a Haven cap. Photos that exist on a per-channel property (Airbnb listing, Vrbo listing, Booking.com property, etc.) are not exposed through that endpoint and therefore cannot be imported, even if you click Sync now.property.changed or the daily property poll), not the hourly calendar job. So a listing that imported before those photos were on Direct will not pick them up just because the calendar synced this morning. If the photos are already on Direct and you do not want to wait for the daily poll, click Sync now on the Hospitable card.
To get the full gallery into Haven:
You can always upload additional photos directly in Haven alongside the synced set — Haven uploads are never overwritten by a sync.
