When your property is connected to a PMS (such as Hospitable), Haven normally keeps nightly rates in sync with your partner: per-day prices from the partner calendar appear on your Haven calendar, and changes in the partner overwrite Haven on the next sync.
Manage pricing in Haven lets you take over nightly rates only for one property — set base and weekend rates, per-day custom prices, and holiday bumps in Haven without the partner overwriting them or Haven pushing your Haven prices back to the partner.
Haven saves those two rates and clears every per-day price your PMS had put on the calendar, so your base and weekend rates apply on every night straight away. The dialog tells you how many nights will be reset before you confirm. Clearing is part of the switch, not a choice: a per-day price always wins over the base and weekend rates, so any PMS price left behind would keep overriding your rate on that night.
This works the same on every connection, including PMSs that only send Haven their calendar (such as OwnerRez).
When the toggle is on:
Fees such as cleaning fee, pet fee, and weekly/monthly discounts that come from your PMS stay synced and locked unless you unlock those fields separately in Edit Listing.
A custom per-night price always takes priority over the base and weekend rates. If you change a rate and the calendar does not move, some nights still carry their own price.
When that is the case, the Nightly rates card shows a notice with the number of nights that have a custom per-night price and a Reset all to base & weekend button. Click it to clear every per-night price on the listing and return every night to your base and weekend rates. You can then set custom prices again on just the dates you want.
Turn the toggle off to let your PMS manage nightly rates again.
Haven asks you to confirm first: re-enabling sync replaces your Haven nightly rates with the partner's prices on the next sync. Base and weekend rate fields lock again and show the synced values from your PMS.
With Manage pricing in Haven enabled, these continue to sync from your PMS as usual:
Only nightly rate materialization (default/weekend rate and per-day price overrides) is Haven-managed while the toggle is on.
If you connect PriceLabs dynamic pricing to a property that syncs from a PMS or the direct Airbnb integration, Haven turns Manage pricing in Haven on automatically and locks it — but only once PriceLabs has actually delivered prices. This prevents your PMS and PriceLabs from both writing prices to the same nights. Your PMS keeps pricing its own channels; PriceLabs sets the rates on Haven. To hand pricing back to your PMS, disconnect PriceLabs first — the toggle unlocks again.
While PriceLabs is still being set up, or if it rejected the listing, the toggle stays yours: nothing has been taken over, so your PMS is still setting the rates.
While pricing is partner-managed (toggle off), nightly rate controls show a Synced from {partner} badge and are read-only.
When the toggle is on, those badges disappear for nightly rates and the controls are editable. Other synced fields (fees, property description, etc.) are unchanged.
