Configuring your property's availability ensures guests can only book when your property is actually available.
Enable or disable instant booking:
Set minimum stay requirements:
Select a range on the calendar, then choose Set minimum stay, Check-in / check-out rules, or Edit price. That rule applies to bookings on your Haven site. When your connection can accept the change, Haven writes it back to your PMS or to Airbnb. When it cannot, the rule stays in Haven and the next sync leaves it in place. Your listing's default minimum nights and the weekly rows stay with the partner.
Under Calendar → Availability → Minimum stay rules, each day of the week has its own row. A day marked Default uses your minimum nights. Press + or − to give that day its own minimum: it applies to any stay that includes that night. A day can go below your default too, for example a 1-night Sunday on a listing with a 2-night minimum. The reset arrow puts a day back on the default.
Turn on Fill orphan gaps in the same section to accept a stay shorter than your minimum when it fills the free nights between two bookings or blocks exactly. Choose the shortest gap stay you'll take, for example 1 night when your usual minimum is 2. A guest can book a 1-night gap from check-in to the next guest's arrival, but can't book 1 night in the middle of an open week. Same-day turnover still applies: with it off, there must be a free night between stays. Holiday rule minimums are never relaxed by gap fill.
Use Calendar → Availability → Holiday rules to set rules for holidays that come back every year:
Click Add holiday rules, then pick the dates:
Every rule stays editable. Click it to rename it, change the rules (the change applies to every year), fix one year's dates, or delete it. Use the switch to pause a rule without deleting it. Rules made from your region's holidays or your own key dates move to the next years' dates on their own every week, so they keep applying. For other holidays whose dates move, Find later years adds the next years' dates. A rule that has run out of dates is flagged in the list. Holiday rules apply to bookings on your Haven site and are shown on your calendar. A PMS or PriceLabs sync never overwrites them.
Your calendars show the public holidays and school breaks of the region you choose, not a fixed country.
Until you choose a region, calendars show no holidays and offer to use your listings' country in one click.
Advance notice, the booking window, and same-day turnover can each be set once for every listing in Property settings (the gear on the listings page). While one is set there, that control on the listing shows the account value and is locked. See Set Booking Rules for All Listings.
Manually block dates when your property is unavailable:
When your PMS owns the listing's calendar (OwnerRez, for example), make blocks in the PMS instead; Haven mirrors them, and the Haven Assistant tells you so if you ask it to block dates. See Block dates in OwnerRez.
Sync with external calendars to automatically update availability:
To sync the other way — Haven bookings out to Airbnb, Vrbo, Google Calendar, or your PMS — every listing has its own iCal export feed URL. Get them all at once from the Listings tab → gear icon → Property settings → iCal export links (copy one, copy all, or download a CSV). See Calendar Sync (iCal).
You can also manage availability using the Calendar AI Assistant—type requests in plain language (e.g. "Block Dec 24–26", "Require 3-night minimum on weekends", "No check-ins on Christmas Day but guests can check out", "7-night minimum over French school holidays", "Allow 1-night stays that fill a gap between bookings") in the Haven Assistant bar at the bottom of any Host page (name the listing when you are not on its Calendar). See Calendar AI Assistant for details.
If your property is connected to a native PMS (Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, Track), that PMS sends availability to Haven in real time by webhook, and Haven writes its own bookings back to the PMS in real time through the PMS API. Hospitable availability arrives on the hourly poll (Hospitable sends no calendar webhook), and Track availability arrives on its poll (Track sends no webhooks); a Track booking still goes out the moment it is confirmed. On the via-Airbnb path, inbound availability still arrives in real time from Airbnb, and you add the Haven iCal export in your PMS so Haven bookings close every channel. Locked controls appear when the partner owns that field. See PMS Integrations Overview.
