Haven connects directly to OwnerRez to import the properties you choose, keep supported property and calendar data aligned, mirror reservations and blocks, and add confirmed Haven direct bookings to OwnerRez.
For exact field directions, fee rules, polling behavior, and webhook handling, see OwnerRez Sync and Webhook Reference.
Watch the connection walkthrough below, then follow the written steps if you prefer text.
Haven reads your photos, descriptions, and amenities from OwnerRez's Listing Content API, which OwnerRez only exposes when your account has the WordPress Plugin + Integrated Websites add-on enabled.
The WordPress Plugin + Integrated Websites add-on is a paid OwnerRez premium feature, billed per property on a sliding scale (starting at $10/month for the first property). Enable it under your OwnerRez account's Premium Features settings (OwnerRez support can turn it on if you don't see it), then reconnect or wait for the next sync and your photos and content will import automatically. See OwnerRez's Integrated Websites overview for details.
Guest reviews are behind the same add-on. Without it, OwnerRez refuses Haven's review requests and the listing's Reviews & Testimonials section (property editor → Space tab) shows a note explaining why. You do not need the add-on to get your reviews onto your Haven site: export them from OwnerRez (Quality Center → Reviews → Guest Reviews → Export) and upload that file with Import reviews, or import screenshots of the reviews. See Import Reviews.
Vrbo reviews never come through OwnerRez, even with the add-on. Vrbo does not send guest reviews to OwnerRez, so there is nothing for Haven to sync. This is a limitation of the Vrbo and OwnerRez integration that no setting on either side changes. In the meantime, screenshot your Vrbo reviews or copy the whole reviews page as text, then bring them in with Import reviews on the Reviews & Testimonials tab. See Vrbo reviews and OwnerRez for the steps.
Go to Host Dashboard → Integrations, find OwnerRez, and select Connect OwnerRez.
Haven redirects you to OwnerRez to sign in and approve access. This is an OAuth connection: you do not enter an API key, copy your OwnerRez password into Haven, configure an iCal link, or create a webhook manually.
Haven requests OwnerRez's Full read and write scope. This allows Haven to:
If you approve read-only access, inbound sync can continue, but Haven cannot create guests or bookings in OwnerRez. Direct-booking push requires full write access.
As soon as OwnerRez returns you to Haven, every current OwnerRez property starts importing and Auto-import properties is on, so listings you add later in OwnerRez come through on their own. Your OwnerRez properties on the Integrations tab shows each listing with its state; there is nothing to pick.
To leave a property out, click the ✕ on its row (or archive the listing from your dashboard). That stops syncing it and moves it to Archived listings — reservations and content are kept, and you can restore it any time. Removing one property does not turn auto-import off for the rest.
If you would rather hand-pick, choose Turn off next to Auto-import on. The list then shows checkboxes and Import selected (N) for the properties you tick.
OwnerRez properties are imported as new Haven properties. This flow does not ask you to map an OwnerRez property onto an existing Haven property.
If the import adds billable properties beyond your plan's included limit, Haven shows the property-charge confirmation before starting.
Imports run in the background. The property list can show Importing, Syncing, Not imported, Import failed, Archived, Stopped syncing, or Removed from OwnerRez.
When the import finishes:
Do not disconnect OwnerRez while an import is running. You can leave the page and return later.
You can connect OwnerRez from the onboarding integrations step. Exactly like the Integrations tab, Haven imports every current OwnerRez property and turns Auto-import properties on, so listings you add later in OwnerRez come through without another picker.
Imports run in the background while you continue onboarding. Click Sync now on the OwnerRez card anytime to pull the latest listings, photos, calendars, and reservations without waiting for the next automatic poll.
When OwnerRez supplies a supported value, Haven can import:
Photos, descriptions, amenities, Wi-Fi, and room details come from OwnerRez's Listing Content API, which requires the WordPress Plugin + Integrated Websites add-on on your OwnerRez account (see Before You Start above). If that add-on is not enabled, Haven imports the core property record and leaves photos and listing-content fields empty and editable.
Haven maps only values with a clear equivalent. It does not guess an unrelated property type or amenity. Haven-uploaded photos remain separate and are not removed by an OwnerRez photo refresh.
Haven imports an OwnerRez surcharge or discount only when it maps exactly to a Haven pricing field. The rule must be active, automatic, free of custom criteria, applicable year-round, applied to your own website (every listing site, or a listing-site list that includes the OwnerRez site matching your Haven custom domain or a Book With Haven site), and use amount semantics Haven can represent.
Supported deterministic mappings can include:
Haven does not approximate manual or optional charges, early-bird or last-minute offers, custom criteria, channel- or season-specific rules, unsupported percentages or thresholds, taxes, security deposits, or competing rules for the same Haven field.
Active OwnerRez discount codes that take a percentage off become Haven discount codes when your account syncs, so you don't recreate them by hand. Fixed-amount, minimum-night, early-bird, repeat-guest, season- or channel-limited, tiered and exclusive codes are skipped, and your discount-codes list names each one with the reason. A code is created once: editing or turning it off later in OwnerRez does not change it in Haven. See Discount codes.
OwnerRez's computed calendar feed is inbound-only. For each supported date, Haven imports:
The feed does not populate Haven's property-level default or weekend price. Haven does not send rates or stay rules back to OwnerRez. A price, minimum stay, or check-in/out rule you set on selected dates applies on your Haven site, and the next sync leaves it in place. Dates on an OwnerRez listing cannot be blocked in Haven: block them in OwnerRez (see Block dates in OwnerRez).
To keep every nightly price in Haven, turn on Manage pricing in Haven under Calendar → Pricing. OwnerRez then stops overwriting Haven's daily prices. Reservations, blocks, and supported fees continue syncing inbound. Haven-managed prices are still not sent to OwnerRez.
Haven mirrors OwnerRez reservations and blocks onto the Haven calendar:
OwnerRez reservation totals and charge lines do not become Haven payments, payouts, or booking-pricing records.
OwnerRez owns the calendar of an OwnerRez listing, so make every block there:
Haven refuses a block made on its own calendar for an OwnerRez listing, and the Haven iCal feed is not a route to your channels here. Ask the Haven assistant to block dates and it tells you to make the block in OwnerRez.
When a guest completes a direct booking for an imported property, Haven:
Haven can only attribute a booking to a listing site that already exists in your OwnerRez account. If your account has a Book With Haven listing site (domain bookwithhaven.com), Haven bookings and OwnerRez payment-page quotes are labelled with it. Otherwise they're labelled with your own website's listing site when its domain matches your Haven custom domain. With neither, they arrive with no listing site, so use the Haven tag.
A Haven booking doesn't always carry a listing site you could filter on, so the Haven tag is the reliable marker. Every booking Haven creates in OwnerRez gets it, including stays paid through OwnerRez's own payment page.
Use it to keep a guest from getting the same message twice. When Haven already sends a message (booking confirmation, check-in details, a review request), open the matching trigger in OwnerRez and add a tag condition that skips bookings tagged Haven. Airbnb, Vrbo, and OwnerRez-site guests still get the trigger as before.
The tag is added a moment after the booking is created. A trigger that fires the instant a booking is created can run before the tag is there. Triggers scheduled for later, like days before arrival or after checkout, always see it. For a trigger that fires on creation, test one Haven booking. If it still goes out, turn that trigger off for your Haven listings.
Bookings Haven created before this change aren't tagged.
The guest on a Haven booking is sent to OwnerRez with a Haven-owned address, not their real email, and without a phone number. Anything OwnerRez emails that guest — a trigger firing, or a reply you type in the OwnerRez inbox — arrives at Haven instead. Haven puts a copy on the reservation's Messages thread and sends it to the guest in your Haven branding, so your guest hears from one sender and can reply in one place.
Two things follow from this:
Guests who book through Airbnb, Vrbo, or your OwnerRez site are not affected. OwnerRez holds their real contact and delivers to them directly.
Because OwnerRez matches returning guests by email, a guest who once booked through Airbnb and later books on your Haven site appears as a separate OwnerRez guest.
Airbnb and Vrbo write their own charges and payment into OwnerRez through their channel connections. OwnerRez's API does not let Haven do either: it takes no charge lines and cannot record a payment. So on a Haven booking:
When the two totals differ, Haven adds a Match charges in OwnerRez task to your dashboard naming the guest and stay dates, with both amounts and a link to the booking.
To make OwnerRez's financial reports match, open the booking in OwnerRez:
Haven and Stripe remain the financial system of record. The OwnerRez booking reserves the dates and identifies the guest; it is not a duplicate payment record.
This is the default. You can instead have OwnerRez price and collect your direct bookings, in which case the guest pays on OwnerRez's own payment page and OwnerRez becomes the financial system of record for the stay. Haven still charges any add-ons the guest bought, and bills you for Screen & Protect and guest verification. See Let OwnerRez Process Direct Booking Payments.
Before accepting dates, Haven checks current OwnerRez reservations and blocks for overlap. This complements webhook and polling sync for very recent changes.
Cancellation behavior is intentionally asymmetric because OwnerRez does not provide Haven with an API operation to cancel a booking:
Haven does not push later date, guest, charge, note, or cancellation changes to an existing OwnerRez booking.
OwnerRez does not manage these Haven features:
Supported values supplied by OwnerRez show a Synced from OwnerRez badge and are locked by default. Empty, unavailable, or unmappable values remain editable.
To take local control of an individual supported property field:
Choose Re-sync from OwnerRez to restore OwnerRez ownership. A Haven override is local only; it is not written back to OwnerRez.
OwnerRez creates a webhook subscription when you authorize Haven. Haven uses these events:
| OwnerRez event | What happens in Haven |
|---|---|
| Booking created | Creates a partner-managed unavailable event, unless it is the recognized echo of a Haven booking push |
| Booking updated | Updates an OwnerRez-originated reservation or block; removes canceled dates; handles inbound cancellation or rejected date changes for Haven-originated bookings |
| Booking deleted | Removes the mirrored reservation or block |
| Property created | Imports automatically only when Auto-import on is enabled; otherwise waits for manual selection |
| Property rates or availability updated | Refreshes computed prices, minimum stays, and check-in/check-out restrictions |
| Property content updated | Refreshes supported property details, listing content, photos, fees, and discounts |
| Property deleted | Detaches the mapping, keeps the Haven property, marks it removed, pauses add-on billing at renewal, and emails you |
| Guest changed | Records the event; guest details update through reservation sync rather than as a standalone guest edit |
| Haven authorization revoked | Marks the connection disconnected and stops future sync work |
| Test webhook | Confirms delivery without changing property or booking data |
Webhooks provide prompt updates, while background polling protects against delayed, missed, or automatically disabled deliveries. Calendar pricing, stay rules, reservations, and blocks refresh approximately hourly. Property content, photos, and fees also receive a safety refresh about every 6 hours.
If an imported property is deleted in OwnerRez, Haven:
The Integrations tab includes Recent Sync Activity for connection-level sync jobs, outcomes, timestamps, and recorded errors. The OwnerRez property list shows each property's current import or mapping state.
OwnerRez does not currently provide a host-facing per-property Sync action or a per-property raw-response detail view. Updates arrive through webhooks and scheduled polling. If data appears stale, use the connection status and recent activity to check for failures, then follow the troubleshooting steps below.
Under Host Dashboard → Integrations → Your OwnerRez properties:
Use Auto-import properties to enable it or Turn off to disable it. Turning it back on imports anything you have not yet imported right away and restores archived mappings that still belong to the connection.
Guests who booked through Airbnb, Vrbo, or Booking.com usually have no real email address — only a channel relay — so Haven cannot email them the guidebook. Haven also cannot post into your OwnerRez booking threads: OwnerRez requires a signed messaging agreement before it will serve those endpoints to a connected app.
Instead, Haven can write each booking's guidebook link into an OwnerRez custom field, and your own OwnerRez messages send it. This is the approach OwnerRez recommends for guidebook integrations, because it uses the templates and triggers you already have set up.
In short: switch Send the guidebook from OwnerRez on from your connected OwnerRez card under Host Dashboard → Integrations, copy the field code Haven shows you, then paste that code into the OwnerRez arrival template a trigger already sends.
For the video walkthrough, a full arrival-template example, and troubleshooting, see Send Your Guidebook Through OwnerRez.
Open Communication → Message automations and pick OwnerRez bookings. Every step there can reach your OwnerRez guests on three channels, each with its own switch on the step:
A note at the top of the OwnerRez view says the one thing Haven cannot do: post in the OwnerRez booking thread (the Airbnb or Vrbo conversation). OwnerRez keeps that behind a messaging agreement. WhatsApp is not offered on PMS bookings.
A step reaches the OwnerRez stays you have opted into Haven's guest messages, for example by turning on Send the guidebook from OwnerRez. Its kind of message also has to be on under Permissions at the top of the page. The text and guidebook post go to the same stays the step's email goes to. When a guest has no email Haven may use, the text still goes out.
Not available on OwnerRez today. OwnerRez gates its messaging API behind a separate agreement with Haven, so Haven cannot post into OwnerRez booking threads, and the control under Communication → Message automations shows Not available for this connection. See AI replies to OTA guests.
If you are leaving OwnerRez, your future direct bookings can come with you. Haven takes over a synced OwnerRez reservation with the same dates, guest and price, asks the guest for a card through a secure link, and collects the balance OwnerRez had not yet collected, including bookings OwnerRez Payments was collecting for. You can correct the figures before you move a booking, and move many at once from the OwnerRez card. Do it before you disconnect: Haven reads each booking's amounts from OwnerRez when you move it. A booking you can no longer sync can still be recorded as a manual booking that is Part paid elsewhere.
See Move Existing Reservations to Haven for what can be moved and the steps.
To disconnect, go to Host Dashboard → Integrations, open the connected OwnerRez card, select Disconnect, and confirm.
Disconnecting:
It does not delete properties from Haven or OwnerRez. Removing Haven from OwnerRez's connected applications also notifies Haven and marks the connection disconnected.
To reconnect, select Connect OwnerRez again and approve access. Reauthorizing the same account refreshes the existing connection rather than creating a duplicate. Reconnect when authorization has expired or been revoked, or when Haven support recommends creating a fresh webhook subscription.
The OwnerRez integration is generally available and the card appears under Host Dashboard → Integrations. If you don't see it, reload the Integrations tab. If it still doesn't appear, contact Haven support from the Help Center.
OwnerRez only shares photos, descriptions, and amenities through its Listing Content API when the WordPress Plugin + Integrated Websites add-on is on. If those fields came in empty, connect Airbnb from Integrations so Haven can keep them in sync without that upgrade — or enable the add-on in OwnerRez and wait for the next sync.
Otherwise, an individual value may be empty in OwnerRez or lack a safe Haven mapping. Core property data (title, address, rooms, pricing, reservations) imports even when the listing add-on is off. Unsupported values remain empty and editable rather than being guessed.
Confirm the OwnerRez rule is active, automatic, unrestricted by custom criteria, seasons, or channels, and uses a supported amount and threshold. Haven does not approximate complex rules.
Open Haven's action-required notification or email, find the OwnerRez booking number, and cancel that booking manually in OwnerRez.
Confirm the connection has Full read and write access. A read-only grant cannot create OwnerRez guests or bookings. Also check Recent Sync Activity for the failed outbound job.
